NOMAD Residences +MOD by Sonesta is a condo-hotel development in Bayahibe, on the south-east coast of the Dominican Republic, inside the La Romana–Bayahibe corridor and six minutes from Casa de Campo, with access to golf courses, marinas, beaches and Punta Cana International Airport. It is presented as the first branded four-star residences in the Caribbean, in a corridor the developer reports at average occupancy above 85%. The project is in pre-construction, with delivery estimated for August 2027.

A four-floor contemporary building wrapped in tropical greenery, with private balconies. The published unit type is one bedroom and one bathroom of 356 sqft (33 m²), listed at US$ 145,000; the developer states prices start at US$ 140,000. Units are delivered fully furnished — beds, blackout curtains, air conditioning, a mini kitchen, television and Wi-Fi — under signature guest-room concepts curated by Manuel Fernández: Citrus, Ocean, Monochrome, Crimson and Coral.

Owners and guests have a rooftop bar and lounge, an outdoor pool and terrace, a restaurant, coworking spaces and 24/7 security and front desk, plus a padel and racquet club with indoor and outdoor padel, tennis and pickleball courts, a wellness centre and a clubhouse. Ownership carries unlimited access to the MOD by Sonesta Beach Club and numbered passes to Casa de Campo Resort and Villas.

The model combines a titled unit inside the hotel with a managed rental programme; owners may use the unit up to 60 days a year. CONFOTUR benefits apply: 15 years of property tax exemption, 0% transfer tax on the purchase and 0% income tax on rental income. Foreign buyers can purchase, hold and sell, and may apply for financing of up to 50% through DC Lending for up to 15 years. Reservation requires 30% down; staged payments are 30% at signing, 20% within 45 days and the 50% balance at closing and delivery. Paying 50% or 100% upfront earns 4% to 5% a year during construction.

The developer targets net returns of 10% a year in years one and two, 12% in years three to five and 8–15% from year six, and offers to repurchase the unit at a 10% premium over the original price at month 36 of operation.
